The 345 Fullerton Parkway Condominium Association is an Illinois not-for-profit corporation. The Board of Directors is vested with the authority and responsibility of administering the property. Articles 5 and 6 of the 345 Declaration constitute the By-Laws of the Association. The 345 Declaration, dated December 31, 1992, can be amended only by a vote of two-thirds of all owners, one vote per unit.
The Declaration and By-Laws provide that the Board of Directors may adopt reasonable Rules & Regulations for the maintenance, health, comfort, safety, and general welfare of the owners and/or occupants of the property.
The Rules & Regulations were adopted on November 21, 1994, and last revised on June 18, 2020.
The Illinois Condominium Act and the Illinois and U.S. Constitutions take precedence over any conflict that may exist with the Declaration or the Rules & Regulations.
