Fitness Center Refit
345 is undertaking a partial refurbishment of the Fitness Center with the installation of a new elliptical, a new flat screen TV, new paint, new fan, new photographs, and reorganization of some of the fitness equipment. Thank you for your patience.

Rules & Regulations
The Association’s Rules & Regulations were last amended in 2009. A draft of amended and updated 345 Rules & Regulations will be distributed to unit owners by March 18 for a 30-day review period. A Unit Owners Rules & Regulations Meeting will be held on April 17 at 7:00 pm in the 345 Lobby for the purpose of discussing the proposed rules, which contain information about the new Bed Bug Abatement Policy and the new fire safety one-way and two-way voice communication system (Fire Safety Annunciators) being installed this summer to comply with a City of Chicago fire ordinance. The regular meeting of the Board of Directors will follow on from that meeting.

Certificate of Insurance
Your mortgage lender may require a copy of the Association’s building insurance certificate each year. Our new insurance policy will go into effect on March 19. To download the proof of insurance form provided by Mesirow Insurance Services after that date, go to “Forms,” then “Certificate of Insurance Form” on this website.

Rental Limit Waiting List
Article 12.2 of the Declaration of the 345 Fullerton Condominium Association (of December 19, 1991) stipulates that “no more than twenty percent (20%), in number, of the Units may, in the aggregate, be leased at any given time without the prior written consent of the Board or the managing agent of the Property acting in accordance with the Board’s direction.” Management maintains a Rental Waiting List.

The next regularly scheduled Board Meeting will be held on Wednesday, April 17, at approximately 7:30 pm in the Board Meeting Room in the West Tower sub-basement, following on from a Unit Owners Rules & Regulations Meeting at 7:00 pm in the 345 Lobby.
